Carolina Park is one of Mount Pleasant's newest and most sought-after master-planned communities, located along Highway 17 North near the intersection with Highway 41. Developed starting around 2013, the community spans approximately 1,700 acres and features a carefully curated mix of single-family homes, townhomes, and custom estate lots built by a selection of regional and national homebuilders. Home prices typically range from $500,000 for townhomes and smaller single-family plans to $1.5 million for larger custom homes in premium sections like The Riverside neighborhood, which offers deep-water access on the Wando River.

The amenity package at Carolina Park is extensive and continues to expand as the community develops. Current amenities include multiple swimming pools (including a resort-style pool with a lazy river and splash pad), a fitness center, tennis and pickleball courts, miles of paved walking and biking trails, community parks and playgrounds, a dog park, and a community boathouse with kayak and paddleboard storage.
